Old Town Scottsdale

The city's historic core, with the Arts District, the Scottsdale Waterfront along the Arizona Canal, Scottsdale Stadium (spring training home of the San Francisco Giants) and Scottsdale Fashion Square nearby. Housing ranges from condos and townhomes to established single-family streets.

South Scottsdale

South of Old Town, neighborhoods feature many mid-century ranch homes, a growing number of remodels and easy access to Tempe and the Loop 202.

McCormick Ranch

One of Scottsdale's earliest large master-planned communities, developed starting in the early 1970s. It is known for its man-made lakes, greenbelts, paths and two golf courses, and sits next to the Indian Bend Wash.

Gainey Ranch

A guard-gated community along Scottsdale Road with a golf club, a mix of single-family homes, patio homes and condos, and quick access to shopping on Scottsdale Road.

Grayhawk and DC Ranch

Grayhawk, in north Scottsdale, is a master-planned community built around golf. DC Ranch lies at the base of the McDowell Mountains and includes several villages, community centers and trail access.

North Scottsdale: Troon, Pinnacle Peak and Beyond

The far north is defined by Sonoran Desert landscape, larger lots and luxury golf communities such as Troon, Desert Highlands, Desert Mountain and Silverleaf, along with access to the McDowell Sonoran Preserve.

How Scottsdale Buyers Shop by Submarket

Buyers comparing Old Town condos are rarely the same buyers touring DC Ranch or Troon. Pricing strategy, photo angles, staging and syndication all need to match the submarket. One Percent Inc builds each listing plan around local comps, days-on-market patterns and the amenities that matter on that street — not a one-size Valley template.

Schools and Daily Life

Much of Scottsdale is served by Scottsdale Unified School District, with pockets in Paradise Valley Unified and other districts near the edges. Families often weigh school assignment alongside commute to Phoenix employment corridors and access to the Preserve, Indian Bend Wash paths and Old Town dining.
